Regency House Booking Terms & Conditions

Below are the Booking Terms and Conditions for the hire of Regency House Apartment and Royal Road Apartment. Please click on the tab and scroll down to read. Regency House Apartment

The Hirer shall have the rights to occupy and use for a holiday the Property specified on the website www.regencyhouseramsgate.com and known as Regency House Self-catering Holiday Apartment, together with the gardens for the agreed period. The number of persons using the apartment shall not exceed the number agreed in the reservation and, in any event, shall not exceed the maximum number stated in the property details. Whilst at Regency House, the safety of any children included in the holiday party, is the responsibility of the Hirer.

The owner shall have no liability for any death or personal injury unless it results from the owner's negligence or that of any employee of the owner. You must take all necessary steps to safeguard your personal property, for which no liability is accepted by the owner.
The person booking the property will be responsible for the obligations and conditions of the booking.
The Hirer shall not pass his/her booking to another party without written authorisation from the owner.

On confirmation that the property is available, and at the time of booking, a deposit of approximately 25% of the accommodation fees is payable. The balance of the cost of accommodation fees are payable one month (or on an agreed date, if made by internet bank transfer) prior to the date of the holiday, together with a refundable security deposit. The security deposit will be refunded to you within 7 days after your departure from the apartment. We do not charge for the odd broken cup or glass, accidents do happen. We do charge for lost keys or material damage to the property, fixtures or fittings. Please see the paragraph "The property" below.
If you book the apartment less than 4 weeks prior to your arrival date, full payment of the total cost of the accommodation and the security fee, is required.

Cancellations In the event of cancellation by the Hirer, the deposit will be refunded at the discretion of the owner. In the event of the property being able to be re-let, the deposit will be refunded in full. If we are not able to re-let the property, or the hirer cancels within two weeks of the date of their holiday, further cancellation fees may be payable.
If payment due in relation to your booking is not paid by the appropriate date, the owner is entitled to assume that you wish to cancel your booking. In this case, the owner will be entitled to keep all monies paid to that date.
If, for some unforeseen reason, the owner is obliged to cancel the booking, all payments made will be refunded in full. The owner shall not be liable for any effect on your holiday, loss or damage suffered by you, or any failure by the owner to perform any obligation to you which is due to any event or circumstances beyond the reasonable control of the owner, e.g., flood, exceptional weather conditions, destruction or damage to the property.
In appropriate cases, the owner will refund to you all monies paid. No compensation, expenses or costs of any description will be payable in any such circumstances.

Arrival & Departure Arrival at the property is at any time between 1400 hours and 1600 hours on the start date of the holiday rental. Departure is by 10.00 am. Arrivals and departures outside these hours must be agreed beforehand.

The Property The Hirer and all members of the holiday party agree both to keep the property clean and tidy and to leave the property in a similar condition as you found it upon arrival. You and all members of your holiday party further agree not to use the property for any commercial purposes, including without limitation assigning or subletting it or otherwise allowing anyone to occupy it that has not previously been accepted by the owner. You are responsible to the owner for the actual costs of any large scale breakages or damage in or to the property, its fixtures and fittings, along with any additional costs that may result, which are caused by you and/or any members of your holiday party, and the owner is entitled to payment from you to cover any such costs.
The Hirer shall permit the owner or her agent the right of entry to the property at all reasonable times for the purpose of inspection, or to carry out repairs deemed necessary to the property, or equipment (including gardening). If there is any breach of the above conditions by the Hirer or any members of the holiday party, the owner may re-enter the premises and thereupon the hiring created shall absolutely determine, but without prejudice to other rights and remedies of the owner.

Insurance Although the property is fully equipped with burglar alarms, we recommend you take out your own holiday insurance cover, as the owner cannot be held responsible for any loss incurred from loss, theft or damage to your belongings. You are also recommended to take out cancellation insurance.

Royal Road Apartment

The number of persons using the apartment shall not exceed the number agreed in the reservation and, in any event, shall not exceed the maximum number stated in the property details. Whilst at Royal Road, the safety of any children included in the holiday party, is the responsibility of the Hirer.
