Access Statement for Regency House, Ramsgate Introduction Our four star self-catering apartment is part of a large Regency house built in 1840, in a terrace of similar houses. It is comprised of the top three floors of a five storey house. The ground floor and lower ground floor make up a separate apartment, which is let out on a permanent basis. We are very sorry, but the self-catering apartment may not be suitable for disabled guests, because of the stairs, however, we have tried to set out below an accurate description of the access to and facilities of the apartment. We would be more than happy to accommodate disabled guests, if the problems associated with a Georgian property can be overcome. Enquiries and Booking We have two websites - www.regencyhouseramsgate.com and www.royalroad.co.uk , and we are listed on the Visit Britain and Enjoy England websites. We can also be found on various agency websites, including www.cottageguide.co.uk . Bookings and enquiries can be made by e-mail and telephone. Regency House is very well situated for Ramsgate town and beaches, both being less than a 10 minute walk from the house. The Island Hopper bus service runs non-stop round the Isle of Thanet, from Margate to Ramsgate, via Broadstairs. A bus stop is situated about 100 metres away, at the end of Royal Road, on West Cliff Road. Ramsgate railway station is a short bus ride away on the Island Hopper bus, or a 20 minute walk. The Ramsgate to Ostend ferry is very close by, with 4 crossings daily. The Channel Tunnel and Dover ferries are but a short journey by car, of approximately 35-40 minutes. Arrival and Car Parking Regency House is situated on Royal Road, which is a one-way street, entered from the West Cliff Road end. There is no designated parking for Regency House, but there is on-street parking which is free. Access to Regency House is through the street front door and the apartment’s own inner front door, situated at ground level. There are light switches situated in the hall by the street front door and by the apartment front door. Light switches for the hallway of the apartment, are situated inside the front door of the apartment. Utility Room, Kitchen/Dining Room First floor and mezzanine floor: On gaining access through the apartment’s front door, there is a flight of stairs up to the first floor, of approximately 15 steps. There is a half-landing (mezzanine floor) situated approximately 2/3rd of the way up, where you will find the utility room. In the utility room, there is a washing machine, tumble dryer and a back door giving access to the garden via a flight of approximately 10 steps. The garden is walled and paved with flag stones. The garden furniture (wooden table and chairs) and washing line are for the use of the holiday apartment.
The Kitchen/dining room and the sitting room (with balcony) are situated on the first floor. The kitchen/dining room is accessed by a door from the hall and is furnished with a range of cupboards, dishwashing machine, range cooker and fridge/freezer. The combination boiler is situated in the kitchen and controls the central heating and hot water. There is a long wooden table with six wooden chairs and, on request, a high-chair for a young child. On the wall next to the fridge, is a notice board, which has operating instructions for the appliances pinned to it. A fire extinguisher and fire blanket are situated on the wall next to the range cooker and there is a carbon monoxide alarm near the combination boiler. Sitting Room The sitting room is next to the kitchen/dining room and is accessed by a door from the hallway. The sitting room is furnished with two large leather sofas and a leather chair. There are soft cushions and the floor is carpeted with a fitted wool carpet and with a “Persian” rug on top. There is a coffee table in the centre of the room and various small tables and lamps situated around the room. There is a digital television with freeview, DVD player and a radio and CD player. In front of the sitting room, there is a balcony, overlooking Royal Road. Access to the balcony is through two sets of lockable French doors leading from the sitting room. The balcony has flower pots and plastic chairs, iron railings and a concrete floor. The balcony has railings which are approximately 4 feet (1.2 metres) high. Children should not be permitted to use the balcony unless supervised by a responsible adult Bedrooms Second floor – there is a staircase, of approximately three steps, from the bathroom on the mezzanine floor, to the bedrooms on the second floor. Room Combinations: Second floor - one twin-bedded room, 3ft twin beds (moveable), bedside table, limited space on window side of single bed. Free-standing wardrobe and chest of drawers. From the second floor there is a staircase of approximately 10 steps to the third bedroom on the 3rd floor. The stairs are slightly steep and narrow.
Third floor – The third floor bedroom is a large attic room with sloping ceilings. People of 6ft or more, may find the ceiling somewhat low. It is equipped with a King-size bed; bedside tables; en-suite shower room (sloping ceiling); large amount of free space around bed; built-in wardrobe and free standing chest of drawers. General All the beds have wooden frames and headboards; non-feather duvets, and pillows. All the bed linen and towels are cotton. All the floors in the hallway and bedrooms are carpeted with wool carpet. All the bedrooms are large enough to accommodate a cot, in addition to the existing furniture. |
